Every home is different, and so is every seller. All options are full service. [Tier 1] ($6,999 flat) is complete professional representation — for most homes, everything it takes to sell. [Tier 2] ($6,999 + 0.75%) is for sellers who want expanded marketing like drone, video, and extra ads. [Tier 3] ($6,999 + 1.5%) is for sellers who prefer a fully managed experience, from staging coordination to settlement. Three plans, one standard of service — pick the one that matches what matters to you.

THREE TIER PRICING

PACKAGES INFORMATION:

1) KEYSTONE PACKAGE
$6,999 Flat Fee — known upfront, to the dollar

On a $400,000 home, a traditional listing commission could cost $10,000–$12,000. Keystone delivers complete professional representation — photography, MLS syndication, strategic pricing guidance, pre- list improvement coordination, negotiation, weekly written updates, and full transaction management to settlement — for one flat fee. No percentage, no surprises.

Right for you if: You want proven, professional representation and the strongest possible net proceeds.
2) SHOWCASE PACKAGE

$6,999 Flat Fee + 0.75%

Today's buyers see your home online before they ever see it in person. Showcase adds drone photography, a cinematic video walkthrough, twilight photos, a professional floor plan, and an internet; social media advertising campaign: two weeks at launch, plus a refreshed campaign if we adjust price.
Add a hosted open house and a just-listed blast to the local agent network, and your home doesn't wait to be found — it gets put in front of buyers.

Right for you if: Your home has acreage, views, upgrades, or character that deserves to be seen — and you want more buyers competing for it.
3) SIGNATURE PACKAGE
$6,999 Flat Fee + 1.5%

Everything in Showcase, plus 3-D imaging with dollhouse views so buyers can tour day or night, three hosted open houses, agent-guided showings, and AI-driven ad campaigns with retargeting and priority placement — buyers who view your home online keep seeing it. I also coordinate professional staging
and vendors (repairs, cleaning) so your home launches at its absolute best. (Staging coordination is included; the cost of staging itself is separate.)

Right for you if: You want maximum exposure and a team managing every detail while you live your life.

Keystone covers everything required to sell your home properly — and for some homes, that's genuinely all you need.

Showcase adds the drone, video, and targeted advertising engineered to compress your time on market and drive competitive offers. On most homes, the stronger offers this generates more than cover the small additional percentage. Signature is for sellers who want maximum exposure and a fully hands-off experience. Whichever you choose, you're in control — and I'm happy to walk you through the trade-offs so you can decide with confidence.
